Owner Confirmation
Once the hammer falls, we get a 10% (non-refundable) deposit from the buyer and have a one-page contract signed. On the spot. We then send it to you for your approval. You are under NO OBLIGATION TO SELL unless you approve of the offer.
Buyer Pays all Closing Costs and Commissions
Yes, you read that right. The buyer pays all closing costs, commissions and current year taxes. So the number I call you with the day of the auction is your net take away.
No Contigencies
Once the contract is fully executed the buyer is given no contingencies. They have to put 10% down and the contract is not contingent on financing or inspection.
